Is Your Extract Fan Working Effectively?

As new homes are built to more stringent quality standards, they are achieving much higher levels of energy efficiency. This is to be welcomed, as it means homeowners spend less on energy bills and have a reduced carbon footprint. However, less permeable dwellings also need to have adequate ventilation systems to avoid problems with damp and condensation.


As a result of more airtight construction methods, modern homes tend to have at least three or four extract fans, in the kitchen (including cooker hoods), bathroom, and utility room. These are essential to allow a healthy airflow around the dwelling, and avoid troublesome issues with mould and airborne pollutants.


All fixed mechanical ventilation systems in new homes should comply with the flow rate testing requirements, as stated in the Approved Document Part F of the Building Regulations which came into force on 1 October 2010. The device should meet a minimum performance standard, and the results of the test passed to the Building Control Body.


The Flow Rate Testing should be carried out by an approved technician who will use equipment that has been accredited and calibrated to British Safety Standards. To pass the test, the extract fan needs to be working to full capacity and extracting its full rated air flow.


To avoid any potential issues with your extractor fans, it’s helpful to bear the following points in mind. Firstly, always install the correct fan for the level of ventilation required. A kitchen will need a much higher rate of extraction than a toilet room, for example.


Make sure that the external outlet, where the duct releases the air, is kept clear of obstruction. If you are installing the duct yourself, choose one that is rigid, as flexible ones can obstruct airflow. Avoid making it overly long, as this reduces the performance of the fan. Also keep any turns or bends to a minimum to keep the airflow efficient.
