House-buyers of new-build properties probably imagine they will walk into a perfect home when they get their keys. However, this is unlikely to be the case, as new-build houses typically come with 157 faults.
According to the latest findings from Warwick Estates, there have already been 1.6 million snagging issues across the 10,743 new homes that have been sold in England this year.
This demonstrates the large list of problems homeowners experience with their new-builds, even though they have been freshly built and checked before keys are handed over, Property Reporter revealed.
Chief executive officer of Warwick Estates Bethan Griffiths said: “An average snagging list of 157 defects may sound unbelievable but that really is the extent of the issues found by many new-build homebuyers and these can range from very minor aesthetic issues to far more serious problems such as structural issues.”
She stated the problem lies with the huge demand for new properties, forcing developers to build them at a rapid speed.
The worst area for snagging problems, according to the data, was the South East of England, where 2,033 new-builds drew complaints. As a result, an estimated 319,207 property defects were reported.
In 2017, the government pledged to build 300,000 new homes in England per year. However, it failed to reach this ambitious target in 2020, with NHBC reporting just 123,151 properties were registered for a ten-year warranty, typically accounting for between 70 and 80 per cent of all new homes.
