Salford Tower To Provide Vertical Zoning Options

Greater Manchester’s latest tall building is set to stand out from the rest by offering different kinds of living on various levels, from co-living to attractive apartments and luxury penthouses.


This triple combination will be a feature of a new 30 storey tower at Clippers Quay in Salford Quays, which will provide 261 studios, 126 one and two bedroom apartments and 15 luxury penthouses. There will also be a ‘Sky Bar’ open to all residents on the 3th floor.


Managing director of developer CERT Property Howard Lord said: “We’re proposing a new way of living, not just a place to live but an entire lifestyle choice.”


He added: “Our community living concept is designed to recreate the neighbourhood community spirit of old, in a contemporary context,” noting this could enable residents in each section to live alongside a lot of “like minded” people.


In a consultation on the project, CERT noted that while Salford and neighbour Manchester have attracted many talented people from around the globe, often the new apartment building that has taken place has focused on the luxury end of the market in city centres.


This scheme aims to provide greater diversity to make such lifestyles attainable by a broader range of people.


While the concept behind the building is novel, building compliance companies will still be required to carry out all-important air and sound tests, in order to ensure the structure meets the legal requirements and does not make this concept of community living into something uncomfortable for residents.


The development has been proposed at a time when Salford Quays, central Salford and other areas within close range of Manchester city centre are seeing rapid growth in apartment living and construction.


Last month, a consultation began on the latest proposals for the Manchester Waters scheme, which envisages two more apartment blocks on Pomona Island, a sliver of brownfield land between the Manchester Ship Canal and Bridgewater Canal that was formerly part of the Manchester docks.
